What Is Section 8, and What Are the Benefits for Investors?

Section 8 is a housing assistance program created by the U.S. Department of Housing and Urban Development. It provides rental subsidies for safe, private housing to eligible individuals or families, offering stability for both tenants and landlords.

  • Section 8 landlords are guaranteed to receive the government-subsidized portion of the rent each month, which is often the majority of the rent.

Our Client Workflow

Expectation Alignment

We align upfront with each prospective client on expectations, most notably the markets where we know this works, and the average return for a traditional investment property. This is important, as these are the types of opportunities a client can expect once they are accepted into our program.

Lender Introductions

Once a client commits to working with us, we introduce our clients to investor-friendly lenders that will support their financing needs. We have long-standing relationships with these lenders, so even if our client is new to real estate investing, they’ll be in good hands given their relationship with S8C.

Property Identification

We identify and send our client 2 properties that map to the expectations that we aligned upon upfront. Our properties are available on a first-come, first-serve basis. If another buyer purchases a property you like, need not worry; we’ll send a new one shortly with a similar profile.

Closing Process

After a client decides on which property to move forward with, they’ll sign an agreement of sale directly with us, as we’ll already have that property under contract. A huge benefit of working with us is that you don’t have to make offers against the whole market. We’ll have these homes under contract, ready to assign them over to our clients.

PM Transition

Once a client closes on their property, we’ll introduce them to a property manager that we know and trust, with years of experience placing Section 8 tenants. Not only will they find and place a Section 8 tenant, they’ll also manage the property for our client long term.
